How do I price subfloor problems I can't see yet?

Put anything you can't price yet on its own line with the number you're assuming. Photograph what you find after tear-out and send a change order against that photo; the customer approves it separately on the same link.

Is waste factored into material?

Price the material you buy, including waste on diagonals and patterns, not just the square footage you cover.

Does tear-out and disposal get counted?

Yes. Tear-out hours, hauling and dump fees are lines and costs in the model, not a free Saturday.

Can I quote tile and hardwood in the same job?

Yes. Each room or material gets its own line with its own hours and material.
